These three residential blocks represent the first phase of the Merville Urban Project in Saadiyat. The development occupies a site area of approximately 5,000 m² and enjoys uninterrupted panoramic views of the sea.

The project offers two villa typologies—Simplex Villas and Duplex Villas—designed to accommodate a variety of lifestyles while maintaining a high standard of comfort and privacy.

The three blocks are interconnected by a central vertical circulation core, with split-level landings providing independent entrances to each villa. This configuration enhances accessibility while preserving the individuality of every residence.

Pedestrian walkways connect the villas and define private landscaped lawns, creating a harmonious balance between built spaces and greenery.

The floor plans have been carefully designed to maximize functionality by eliminating unnecessary circulation and wasted space. The reception area opens onto a landscaped balcony garden, seamlessly extending the living space outdoors and enhancing the connection between the interior and its surroundings.

Infrastructure Planning:

• Execution of a 4.5 km access road

• Potable water network of a 4.5 km long

• Main water network

• Phone and electricity network

• Drilling of a 200m underground well

• Construction and equipment of a pumping station

• Execution of a 250m3 water reservoir

• Sewer treatment network of 3km long

Urban & Landscape Planning:

Located in Saadiat on a vast plateau overlooking the sea and adjacent to the Beirut-Saida motorway 15 km from Beirut. The global surface area of the project extends to 400 000m².

Program:

- A group of private residential villas.

- Sports club equipped with a swimming-pool, tennis court etc…

- A Souk-type shopping center comprising many shops, a supermarket, a nursery, a pharmacy etc…

- Green Zone.

Carried out study:

Land subdivisions and urban planning:

- Infrastructure, roads, pedestrian courses, small squares, green zone, building of the facilities.

- Land subdivision, zoning, and regulations.

Issues:

- Providing a calm and luxurious ambiance while enjoying a complete autonomy.

- Integrating the site in the purpose of preserving the magnificent sea view, developing a law limiting the height of constructions in the whole area.
